'Market Mover' scheme helps Herefordshire postie secure his dream home
Postman Richard Lloyd from Kington is one of a number of people to take advantage of Bryant Homes' 'Market Mover' scheme which has enabled him to secure his dream home on the Morgans Orchard development in Kington.
The scheme, which Richard used to buy his new home in the historic Herefordshire town on the English/Welsh border, enables purchasers to reserve the home of their choice at an agreed, fixed price, leaving Bryant Homes to take care of marketing their existing property and organising everything, from valuations and instructing estate agents, to paying their fees.
It was while he was delivering letters and parcels to homes in Kington that the Morgans Orchard development caught Richard's eye, and after completing his round one day, he decided to go and take a look at the plans.
"I was living in a flat in the village but I really missed having a garden and so when I saw the homes being built at Morgans Orchard I decided to go and see what was on offer," explains Richard.
"As I visited in the very early stages of development there wasn't much to see but the advantage was that I got the pick of the plots. As soon as I saw the size of the gardens I decided to reserve a home.
"I am so happy here – I have wonderful views of the golf course from my lounge window, the neighbours are lovely and my friends and family are all nearby."
When it came to buying his three bedroom Wessex design home, Richard found that the Market Mover scheme was perfect.
"I really wanted to buy that particular plot but was worried that while I was trying to sell my flat someone might beat me to it! The Market Mover scheme was ideal for me because it ensured that no one else could buy the home that I wanted and it saved me a lot of time, trouble and expense," says Richard.
Having moved into his new house just before Christmas, Richard hasn't had much opportunity to enjoy his new garden but he's looking forward to inviting his family and friends over for a barbeque when the warmer weather arrives.
"Kington is such a wonderful, friendly community that I couldn't imagine living anywhere else. I grew up in the region and used to work on my family's farm before I became a postman. In fact the excellent community is one of the reasons why I was drawn to Morgans Orchard," adds Richards.
"The other big attraction was that I love being outdoors and the development is surrounded by countryside which is perfect. I really enjoy coming home in the afternoon, putting my feet up with a cup of tea and admiring the beautiful views."
Morgans Orchard offers property hunters a choice of two and three bedroom homes in the market town of Kington. The high street caters for everyday needs with a post office, banks, chemists and a selection of shops nearby.
The Herefordshire countryside surrounding the development offers opportunities for long walks and picnics, while other attractions in the region include Offa's Dyke Path, the River Wye, the ancient monuments of Four Stone and Arthur's Stone, Brabury House, Burton Court and the National Trust's Cwmmau Farmhouse.
The area is also popular with golf enthusiasts who practice their swing on what is one of the highest golf courses in the UK, on the top of Bradnor Hill. A selection of pubs and restaurants also prove to be a favourite among those who enjoy a leisurely weekend.
For anyone who is interested in moving to Kington but who doesn't have sufficient funds to put towards saving for a deposit, the 'Homebuy Direct Scheme' available at Morgans Orchard could be the answer.
The scheme is a government-backed, grant-assisted purchase plan designed to help first time buyers. Under the scheme, buyers are required to find a mortgage for 70% of the price of their new property, with the remaining 30% of the purchase price being co-funded by Bryant Homes and the government.
The initiative enables buyers with a low joint income, little or no equity, or no deposit, to secure a two bedroom Rye coach house for under £85,500.
