300 year old former Spanish bakery awaits renovation
Casa Ganado, Medina Sidonia, Costa de
la Luz, Spain
One hundred metres away from the main square of the Andalucian village of Medina Sidonia in Spain, stands Casa Ganado - a 300 year old bakery with many of its original features still in place, including the ancient bread oven.
In desperate need of TLC, adventurous investors looking for a serious renovation project are being called upon to consider Casa Ganado as their latest investment.
While the Spanish property market may not be conducive to moving home at the moment, purchasing for renovation purposes could prove to be the better option during the current economic climate. With plenty of tradesmen looking for work, investors looking to renovate property can drive a hard bargain, make some major improvements to their purchase and potentially reap the rewards when the market picks up.
Casa Ganado is one such renovation project currently on the market, situated in the elevated town of Medina Sidonia which sits at the heart of the Spanish province of Cádiz. The town has a population of just 10,000 and is considered to be one of the oldest towns in Europe. It offers medieval walls, cobbled streets, blossom-filled plazas with pavement eateries and views across the patchwork countryside down to the sea.
Medina Sidonia is within 40 minutes' drive from the fine sand, near-deserted beaches of the Costa de la Luz; several golf courses; and Jerez - the birthplace of sherry. Indeed, the local bed and breakfast market in the region is said to be growing – a trend which Casa Ganado could arguably cash in on, with the company marketing the project believing that the property has 'boutique hotel' written all over it.
The ancient property has a Moorish-feel interior courtyard, a rear patio, scope for a roof terrace, and covers 400m² of living space spread over two storeys. Digital architect plans have been drawn up (at a cost of over €10,000) for four en-suite bedrooms, kitchen and living areas, a suntrap roof terrace, swimming pool on the patio, plus a self-contained apartment with separate access. A pedestrianised street ensures both safety and tranquility.
The company marketing Casa Ganado says that this type of property set-up would lend itself to a riad-style guesthouse or a spacious family home for an investor looking to restore a slice of Andalucian history to its former glory.
