A Grade II Listed Historic Residence attractively positioned within this lovely fringe-Lakeland village.
Greystoke is situated some 5½ miles west of the market town of Penrith and around 16 miles east of Keswick, with access to the M6 motorway at either Jn. 40 (Penrith) or 41 (Catterlen); Ullswater is around 5 miles away. The village is the ancestral Seat of the Howard Family and nearby is the magnificent Greystoke Castle, surrounded by beautiful parkland. It is fortunate in maintaining many local amenities including shop/P.O., popular inn, primary school, historic church, and open-air swimming pool.Greystoke is currently Edens Best Kept Large Village, an award in which the villages natural charm must have played a part.Perhaps initially dating from the 16th Century, this imposing property was purchased by the Layton family in 1675, when it is thought to have been occupied by Margaret, widow of William Layton, a former High Sheriff of Cumberland, who died that year. They were married in 1649 and a carved stone tablet over the main doorway bearing this date, celebrates their marriage. Over the years the property has had a number of distinguished owners, including the 11th Duke of Norfolk, owner of Greystoke Castle, and more recently to Sir Edward Hasell, Dalemain. The property was originally designed on the lines of a bastle house, sometimes referred to, especially in the Scottish Borders, as peel houses. Evidence of a 16th Century defensive tower can be seen on the south-eastern wing of the property where a stone staircase leads to one of the main bedrooms, and can be seen rising beyond. Bastle houses take the form of a long building on two floors, usually L-shaped in plan, and were a type of fortified farmhouse, protecting the animals as well as humans in these times of border unrest. Built primarily for defensive purposes, with doorways on both the ground and first floors, they enabled animals and provisions to be safely stored on the ground floor with access, usually by ladder, to the first-floor living quarters. Over the years there have subsequently been many extensions and additions to the property, giving an indication of the prosperity of the area and in particular farming at the time of the work.Today the property is a fascinating combination of building styles prevailing at the period the extension was undertaken. They combine to create a wonderful property which is brimming with charm and character. Many of the original features remain intact.Inspection of this historic dwellinghouse is strongly recommendedA C C O M M O D A T I O N Ground Floor RECEPTION HALL 210 x 162 [6.40m x 4.93m], accessed via an original front door with carved Coat of Arms above, inglenook fireplace with original stone arch complete with fire window, understairs cupboard, arched mullion window and window seat, massive oak beams, and boarded floor;DINING ROOM 2010 x 163 [6.35m x 4.95m] with dog grate set in original stone surround, mullion window, exposed stone wall and oak beams;DRAWING ROOM 171 x 153 [5.21m x 4.65m] with Victorian fireplace;LOBBY RECESS with door to outer garden. From the Reception Hall a stone-arched doorway leads to :The Victorian East WingINNER HALL with flag floor, giving access to:STUDY 160 x 93 [4.88m x 2.82m] with stone fireplace recess housing a cast iron stove, flanking stone alcove, exposed stone walls, stone flag floor, and telephone point; UTILITY ROOM with large Belfast sink and oak draining board, Trianco oil-fired boiler, stone flag floor, and low-level W.C.;KITCHEN with BREAKFAST AREA 215 x 155 [6.53m x 4.70m] with oil-fired Aga (supplementing the domestic hot water) set in old range recess with stone surround, clothes pulley over and side bookshelving, deep Belfast sink, polished black granite working surfaces, lpg-fired range cooker with stainless steel extractor hood, and flag floor; this room incorporates a through passage with entrance lobby from the side parking area to the rear garden.Well-proportioned WALK-IN PANTRY with stone and timber shelving and wine store. There are a series of interesting staircases from the ground floor, the principal being from the Reception Hall and probably installed in the Victorian era.First Floor LIVING AREA 217 max. x 187 [6.58m x 5.66m] with stone fireplace, dual aspect mullion windows, exposed beams, random oak boarded floor and T.V. point;BEDROOM 2 (North) 180 x 147 [5.49m x 4.44m] with stone fireplace; this room interconnects with the Master Bedroom;MASTER BATHROOM 180 x 95 [5.49m x 2.87m] with elevated, claw-footed cast bath with shower over, wash hand basin with marble splashback, high-level W.C., heated towel rail, pitch pine-boarded floor and mullion window; MASTER BEDROOM 182 x 176 [5.54m x 5.33m] with fireplace and mullion window - this bedroom is one of the oldest parts of the property and incorporates the original peel tower with its turret staircase, which can be seen continuing.Accessed from the landing/living area is BEDROOM 3 1710 x 167 max.
