Property description:

Old building with former beautiful stucco facade, consists of front corner building. One of the former entrances has been closed, so there is only one access. A small, green court garden is behind the building. The property needs a renewing from the outside, both facades shows clearly traces of age. The staircase is relative tidy, but traces of usage are clearly recognizable, has still original handrails and mostly historical doors, which are partly in need of rework. The basement is simple and in old state. The roof has not been extended and in 1995 it has partly been reworked and renewed. All apartments are in good state. Individual gas heating, bathrooms resp. showers, new pipes and new windows have been installed in 1995. All units have planks, partly small stucco at the ceilings. The shower of one apartment is located in the former pantry of the kitchen, apart from that the apartment is sound. All apartments are rentable, significant shortcomings do not exist, from our point of view there is nothing to do. The staircase can be renovated (just for aesthetic), but not necessary. From our point of the view it is same for the basement. At the roof and attic is nothing to do from our point of view. The facades of the back and front are in need of renovation. The building is listed under monumental protection, considerable tax advantages according to the German Income Tax Law could be expected for the renewal of the facades. Please ask your tax adviser. An attractive building with sound structural substance, good income and stable increase potential of the value.
