Town house in very good condition with views over Danube River
The property is set on one of the natural uplands of Tutrakan town, offering gorgeous views towards Danube River and accessible via tarmac road in all seasons. The house is on two floors and in very good habitable condition. The ground floor has two transitional rooms (3.40 x 2.10 m and 3.40 x 3.40 m); the upper floor consists of a hallway (3.50 x 2.30 m), premise for bathroom with WC (1.85 x 1.50 m) and three rooms (3.50 x 3.60 m, 3.50 x 4.80 m, 3.50 x 3.30 m). The rooms on the ground floor are under the hallway and one of the rooms of the upper floor, therefore internal stairs could be fitted in the smaller room downstairs and the hallway above. The other four rooms could be used as needed – bedrooms, kitchen dinning area and lounge, etc.
The premise for the bathroom upstairs was recently built and it is with new PVC windows (frosted glass), and concrete floor; it will need tiling and fitting all the bathroom’s accessories. The rest of the rooms have solid wooden floorings and wall-paper on the walls. The house is for sale furnished (as seen on the pictures).
The garden size is 660 sq. m.; it is terraced and it has a premise with WC in the garden and a wooden storage (5 sq. m.) for storing the gardening tools. The views from the garden are also towards Danube River. The land provides enough space for adding a small swimming pool and patio or dinning out area for enjoying the nice sunny days and warm evenings.
The house is connected to the main sewage, electricity and water of the town; Internet and digital television could be also connected. The town has it all – food shops, banks, hardware stores, cafes, restaurants, hotel, museums, schools, notaries, nursery school, parks, public swimming pool, regular bus transport to other towns and villages, etc.
The Town
Much of the construction of the old buildings in Tutrakan were influenced by the Romanian architecture. On top of the town hills Sheremetitsa and Teketo one can have a panoramic view over the Danube River and the plain around the Romanian town of Oltenitsa on the opposite side.
There is a Danubian Fishing and Boat Construction Museum in the town, housed in a solid building of the old town bath. There are about 500 exhibits depicting the history of fishing from ancient times till present days – from nets, harpoons, anchors difans (fishing nets 150 m long) to fishing boats. There is a Museum of History nearby which is also worth visiting.
The Municipality
Tutrakan municipality is part of Silistra district. It covers an area of 440 sq. m located in the north-eastern part of the Danube plain. It includes the municipal centre town of Tutrakan and 15 villages: Antimovo, Belitsa, Brenitsa, Varnentsi, Dunavets, Nova Cherna, Pozharevo, Preslavtsi, Staro Selo, Syanovo, Turnovtsi, Tsar Samouil, Tsarev Dol and Shoumentsi.
According to the climatic division of Bulgaria the lowland of Tutrakan region belongs to the temperate continental climatic region.
The District
Silistra Region is situated in the north-eastern part of Bulgaria, on the bank of the Danube River. It is bounded by the regions of Ruse, Razgrad, Shumen and Dobrich. It also borders on Romania by land and by the Danube River. The territory of the region includes parts of the hilly Danube Plain, Dobrudzha and Ludogorie lowlands.
The relief is predominantly plain. Rivers, which flow through the region, are small and they often run dry in summer. The Danube River is a natural waterway connecting Silistra with Central and Eastern Europe.
The economic and cultural development of the region has been heavily influenced by the Romanian occupation of South Dobrudzha. After the Balkan War of 1913 the town of Silistra has been taken in Romanian possession and was regained by Bulgaria in 1940.
The landscape is agricultural; grain and technical crops are generally grown. Conditions related to natural climate and soil in the region are extremely conducive to developing modern farming. There are no century-old forests and the scenery is varied by forest shelterbelts.
Natural and historical realities of the region enable the development of cognitive, cultural, ecological, rural and hunting tourism. The most interesting natural site in the region is Lake Srebarna. It is located in the south-western part of the plain and is part of the Srebarna Biosphere Reserve, included in the UNESCO List of World Cultural Heritage. Several islands have been formed in the Danube, some of which are suitable for recreational and tourist purposes. The Karakuz natural game preserve provides opportunities for hunting tourism and the nature reserves of Malak Preslavets (a lake with water-lilies) and Srebarna are convenient places for ecotourism.
There are numerous archaeological objects and artefacts throughout the region – Thracian mounds, remnants of fortresses, the unique Silistra sepulchre. Due to the strategic location of the region, fortresses have been built there until the 19th century. Houses and churches from the National Revival period have been preserved and the fishermen’s neighbourhood (Ribarskata mahala) in Tutrakan is the only architectural complex of this kind in Bulgaria.
Amongst the historical landmarks in Silistra district are also:
- Kyuchuk Kainardzha drinking fountain (Kyuchukkainardzhiiska cheshma) in the village of Kainardzha, where a peace treaty between Russia and Turkey was signed in 1774;
- Military Tomb Memorial Complex near the village of Shumentsi, in memory of those who died in 1916 for the liberation of Dobrudzha.
The property is:
- 35 km from the town of Kubrat;
- 38 km from the town of Slivo Pole;
- 43 km from Srebarna Biosphere Reserve;
- 48 km from the town of Isperih;
- 55 km from the town of Silistra;
- 60 km from Ruse City;
- 70 km from the town of Razgrad;
- 120 km from the town of Shumen;
- 130 km from the town of Dobrich;
- 165 km from Varna Airport and the seacoast;
