The property is situated in a very well organized village, just outside the town of Polski Trambesh and on easy 20 min drive from Veliko Tarnovo. Local amenities include several food shops, hardware stores, pubs and restaurant, park, bus and train transport links, post office, medical care, etc. Wider shopping facilities could be found in the town of Polski Trambesh which is less than 2 min. drive and in Veliko Tarnovo.

The property is near the village’s centre, accessible via tarmac road in very good condition and surrounded by a stone built 180 cm tall wall towards the road. The house was solidly built in 1975 and partly renovated few years ago. The house has very interesting layout and offers gross internal floor area of 135 sq. m.

All floors could be connected by internal stairs and a second bathroom with WC could be added at the end of the landing on the upper floor. Since one of the rooms upstairs is 6.20 m long, it could be transformed into an en-suite bedroom, or part of it could be bricked up and the space used for landing leading to the ground floor. The house has lots of potential and it could be easily updated.

The property comes with 1900 sq. m. of land, with massive stone built barn, many fruit-trees and vineyard. The land is currently used for growing sweet corn at the rear garden; the vineyard is in front of the house. Major transport routes cross its territory – the roads Ruse-Veliko Tarnovo, Svishtov-Veliko Tarnovo, Pleven - Ruse, and the railway Ruse - Gorna Oryahovitsa. Another characteristic feature is the natural gas pipeline.

The landscape of the municipality Polski Trambesh is plain and undulating. Its altitude varies from 30 to 360 m above sea-level, with the lowest point along the river Yantra valley. It is extremely favourable for the development of agriculture, manufacturing, transport and communications.

The District

The village is part of Veliko Tarnovo district – it is in the middle of the northern part of Bulgaria. Its capital city, Veliko Tarnovo, is of historical significance as it is known as the capital of Medieval Bulgaria.

Other towns in the province include Gorna Oryahovitsa, which is within 10 kilometres of Veliko Tarnovo; Svishtov - set on Danube River and famous for its Tsenov Academy of Economics; and Suhindol - the hometown of Lovico — an internationally recognised label for fine wines and spirits.

Another notable place is the village of Arbanasi, set between Veliko Tarnovo and Gorna Oryahovitsa. The combination of old style and modern architecture, as well as its churches and monasteries, present the spirit of Bulgaria.
