INTRODUCTION

Located in the Western Caribbean Sea about 400 miles South of Miami and 180 miles South of Cuba, the Cayman Islands are a British crown colony with a stable democratic government and British Governor.

With no restriction on foreign ownership of land, the highest standard of living in the Caribbean, freedom from taxation, virtually no crime, unemployment, poverty or homelessness and direct flights from all over the world ??? the Cayman Islands are widely acknowledged as one of the world???s top 10 luxury destinations and one of earth???s premier dive sites.

The Cayman Islands are comprised of Grand Cayman and ??? approximately eighty nine miles off the North Eastern end of Grand Cayman are the islands dubbed the ???Sister Islands??? of Cayman Brac and Little Cayman. Grand Cayman is the largest island at 76 square miles and Cayman Brac and Little Cayman have areas of 14 square miles and 10 square miles respectively.

CLIMATE & WEATHER

The beautiful Cayman Islands are lucky enough to enjoy summer like weather all year round. Lying between the latitudes of 19??? and 20??? North in the far Western Caribbean, the Cayman Islands are tempered by cool trading winds. Temperatures reach highs of 29???C (85???F) to 32???C (90???F) during the summer months of July and August.

???96.2% of cruise visitors did not think or state there was a better destination than The Cayman Islands??? Market Research by Cayman Islands Board of Tourism, 2006

CURRENCY & ECONOMY

The currency in The Cayman Islands is The Caymanian Dollar (KYD) which is pegged to the US Dollar at a fixed rate of 1 KYD to 1.25 USD. As a long term bastion of offshore banking and as a premier global tax haven, the Cayman Islands has an incredibly strong economy with low inflation based on international banking and high end tourism which has played a key role in the virtual elimination of poverty, homelessness, crime and unemployment on the islands.

The Cayman Island Stock Exchange

Thanks to this political, social and economic stability and their tax neutral jurisdiction; The Cayman Islands has its own Stock Exchange (The CSX) which is recognised as a leader in the offshore market.

Taxation

In terms of taxation, there are few places left in the World which are able to offer such a generous array of financial advantages and incentives as the Cayman Islands. There is no direct taxation in the Caymans meaning ??? amongst other advantages ??? that there is no income tax, no capital gains tax, no gift tax, no property tax, no corporation tax, no rates and no inheritance tax.

DIVING & SNORKELLING

The Caymans are widely acknowledged as the premier diving destination in the Caribbean and one of the top 10 dive destinations on the entire planet alongside The Great Barrier Reef and The Maldives. The Cayman Islands remoteness in the Caribbean and the absence of mountain rivers running into the sea, help maintain ultra clear waters near the shore, making for some of the best scuba diving and snorkelling on Earth.

As one of the world???s top dive destinations, the Cayman Islands have over 40 dive operations and in excess of 200 dive sites marked with moorings. Their warm, azure and clear waters offer visibility of over 100 feet and their awe inspiring variety of beautiful marine life.

In the pristine waters around Grand Cayman there is a stunning choice of over 159 dive sites which include steep, deep walls beautifully embellished with sponges and corals ??? Grand Cayman has it all and it also offers the world???s best 12 foot dive at the unique and splendorous Stingray City.

Most dive sites are just minutes offshore with many accessible from the shore itself and Grand Caymans??? reefs offer almost every marine life encounter you could ever wish for.

The Sister Islands of Little Cayman and Cayman Brac offer divers an experience that they have probably been scouring the globe for.

The breathtaking marine life and walls of the Sister Islands have been the talk of the world???s premier underwater photographers and researchers for decades now ??? especially since the world famous Bloody Bay Marine Park is located there (arguably Earth???s most legendary dive site with a sheer coral cliff starting at 20 feet and plunging well past 6000 feet) along with the wreck of the M/V Capt. Keith Tibbetts which is a 330 foot Russian built frigate sunk in 50-100 feet of clear water off Cayman Brac???s northwest coast. The view from above is breathtaking!

???In Little Cayman raw land has been the big seller so far this year. It appears more and more people are seeing the appeal and value of owning a piece of this tranquil paradise??? From Coldwell Bankers 2008 Mid-Year review of The Cayman Islands real estate market

Grand Cayman

Grand Cayman, the largest of the three islands, has an area of about 76 square miles and is approximately 22 miles long with an average width of four miles. Its most striking feature is the shallow, reef-protected lagoon (the North Sound) which has an area of about 35 square miles. Topographically, the island is low-lying with the highest point about 60 feet above sea level.

One of the many attractions on Grand Cayman is Seven Mile Beach (which is not actually seven miles long!). With sand stretching as far as one can see, it is considered by many to be the most beautiful beach in the Caribbean. Grand Cayman is also the home of the capital George Town and has some of the finest culinary and tax-free shopping experiences available in the entire Caribbean.

Grand Cayman is particularly well known for its spectacular diving and snorkelling and the island features many reefs and walls with many sites accessible by swimming from shore.

Cayman Brac

Cayman Brac is the second largest of the Cayman Islands 12 miles long by 2 miles wide. The skyline on Cayman Brac is a sheer limestone bluff which runs on the left hand side of the Island, setting it apart from Grand Cayman and Little Cayman. The Brac Island boasts "The Bluff" as the limestone rocks which rise 140ft above sea level, is known for its nature and is dubbed an eco-tourist's dream. With the Bluff creating an amazing array of different sea life creatures, bliss for divers and a rock climber's haven, not to mention the incomparable caves, this island has become a landmark in itself thanks to the miraculous natural creation "The Bluff".

Cayman Brac boasts a well established infrastructure which includes many facilities not so readily available on similar small islands. Cayman Brac has reliable power and water plants, a well equipped hospital, dental clinic and eye clinic, an international airport, library and a luxury spa set right on the beach.

Cayman Brac has one high school and three grade schools, paved roads and connecting services. There is virtually no crime, poverty or homelessness. Cayman Brac is a priceless piece of paradise. Christopher Columbus sighted Cayman Brac and its sister island Little Cayman in 1503 when his ship was blown off course during a trip between Hispaniola and Panama. He named the islands "Las Tortugas" because of the many turtles he spotted on the islands. The Cayman Islands were renamed by Sir Francis Drake, who landed there during a voyage in 1585 / 1586. He used the word "Caymanas" taken from the Caribbean name for crocodiles after seeing many of the large crocodilians. Many people today believe he had only seen the Rock Iguanas that inhabit the island today.

Little Cayman

Little Cayman is the smallest of the Cayman Islands ??? 10 miles long by 1 mile wide. It is the least developed Cayman Island and with approximately 170 very wealthy inhabitants there are more rare birds and iguanas than there are humans.

Little Cayman is truly an untouched tropical wilderness with sparkling beaches and sun drenched seclusion. On Little Cayman, visitors and inhabitants can find the perfect combination of privacy and relaxation soaking up the sun on deserted beaches or taking a private swim on the remote South Hole Sound Lagoon.

For divers, Little Cayman also boasts legendary diving with more than 50 dive sites ??? Bloody Bay Wall and Jackson Point being two of the most renowned. At Bloody Bay Marine Park, the sheer coral wall begins at 20ft and plunges to 6,000ft. With exotic tropical fish, coral gardens and sea plumes; Little Cayman is a truly spectacular diving experience.

Why you should invest in Land?

Most people think investing in land is only for big-time real estate developers looking to buy large parcels of land for commercial development or the subdivisions of homes. What they don???t realize is that investing in land is one of the most sound investment strategies available today and is a viable opportunity for most investors, both large and small.

Undeveloped land offers several investment advantages that can not be found in most developed real estate.

  • Higher profits
  • Ground floor with less risk
  • Superior financing terms
  • Greater flexibility for maximizing value
  • Simple investment management

Regardless if you are looking for a real estate property for investment purposes, or as a site for a future home, investing in land is proven to offer a safer and higher return on your investment than any other financial instrument available today. Traditional investments (stocks, bonds, etc.) over the past couple of years have seen average returns of 4-8%. In contrast, real estate and land investments have realized cash on cash returns of greater than 200%, with less risk.

Additional Reasons to Act Now???

  • Very little capital outlay including flexible repayment options.
  • Little to no effort required (turn-key investment).
  • Save money by investing at today???s pricing.  As more and more investors are taking advantage of these opportunities, the price points continue to rise, sometimes on a monthly basis.
  • Availability; the best opportunities available today are the ones that are typically gone tomorrow.  When you hesitate, you could miss out on a one of a kind opportunity.
  • Assignable contracts; creating even more flexibility to an investor whom wishes to exit their investment early whilst still achieving an excellent return with little to no risk.
  • Invest now at pre-construction prices.  The smart investors will purchase their property before all the amenities are in place.  Amenities like roads, golf courses, schools, club houses, recreational facilities, nature trails, marinas, boat ramps, swimming pools, etc. all add value to the property.  By investing now, you can enjoy pre-construction prices, which are almost always guaranteed to be below the selling point once the amenities are in place.

10 Reasons to Buy Land in the Cayman Islands

MANY factors combine to make real estate purchase in the Cayman Islands a safe and predictable investment. In no particular order, here are ten of the main reasons the real estate industry thrives in the Cayman Islands.

1) Location of Cayman Islands

Location is often cited as the main determining factor of the value of a specific property. The same concept applies generally when considering the Cayman Islands. Located in the middle of the tranquil, blue Caribbean Sea, the Cayman Islands boast a climate that seldom sees temperatures above 90???F or below 70???F. Cayman???s remoteness in the Caribbean and its lack of mountain river run-off, help maintain ultra-clear waters near shore, making for some of the best scuba diving in the world. Adding tropical plant life, beautiful white sand beaches and a short flying distance from the United States to the formula, and it???s easy to see why the Cayman Islands are seen as a paradise to many visitors.

2) Advantageous Tax Regulations in the Cayman Islands

The Cayman Islands impose very few forms of taxation upon its people. This holds true for its foreign investors as well. With regard to real estate ownership, the Cayman Islands assess no regular property taxes or capital gains taxes. There is also no tax due to the Cayman Islands government for other income derived from real estate investment such as rent or dividends.

3) Investor-Friendly Property ownership laws in the Cayman Islands

Unlike many countries, the Cayman Islands have no restrictions on the foreign ownership of real estate for personal use. Land can be owned by any adult individual (either alone or with others jointly or as proprietors in common), or in the name of a company.

Additionally, the islands-wide cadastral survey and implementation of the Registered Land Law in the 1970???s took away the risk of previous ownership claims on property. Every piece of property in the Cayman Islands is registered under a unique block and parcel number ??? ownership belongs to the registered owner of the property and the Government guarantees that right of ownership. There is no need for extensive title searches or title insurance.

The Land Registry is a matter of public record, and for a nominal fee, anyone can inspect or get a photocopy of a particular Land Register which will show not only the registered owner, but any liens, covenants or other restrictions on the property.

There are also no time deadlines for foreign investors to build on raw land; it can be held undeveloped indefinitely.

4) Political Stability in the Cayman Islands

Many British Overseas Territories in the Caribbean rushed into independence in the years following The Second World War, often with harmful results. Not the Cayman Islands, where they have happily remained under the gentle rule and protection of the UK. Caymanians by-and-large govern themselves, but within a tried and true framework developed by the British. Moreover, the Caymanian Government is keenly aware of the country???s position as a financial and investment centre, and the requisite of remaining stable in investors??? eyes.

5) Social and Economic Stability in the Cayman Islands

Very few places in the world can combine people from 100 different countries, with a make-up of every possible race and income bracket, and experience the kind of social harmony found here in the Cayman Islands. Buoyed by one of the world???s highest per capita incomes and a natural tolerance for racial difference, the people of Cayman have not only learned to live together, but to respect each other as well. Crime rates are very low compared to many other Caribbean countries and even to similarly sized cities in the United States.

6) Sophisticated and reliable infrastructure in the Cayman Islands

Gone are the days of dusty dirt roads, spotty electrical service, cistern water and frozen milk. One of the biggest improvements over the past 25 years to these islands ??? Grand Cayman in particular ??? has been to its infrastructure. All public roads are now paved and desalinated water is piped directly into homes almost island-wide.

Communications systems are now state-of-the-art, offering clear telephone connections with no waiting, internet service and even cable television.

The improvement of the port facilities has helped bigger and better ships bring a large variety of durable and perishable goods here for use and consumption by residents.

A new airport terminal was built in 1984 to comfortably accommodate more passengers, and has undergone upgrades since then. More improvements are under consideration now that the number of flights arriving here has increased.

The rebuilding of the government hospital and the opening of a private hospital has helped vastly improve the quality of medical treatment here in the Cayman Islands. In cases of severe trauma, air ambulance jet service can have patients in an appropriate hospital in Miami in less than an hour.

The public school system has improved as well, to go with a burgeoning private school system made up of both religious and secular institutions.

7) Attitude toward Foreign Investors in the Cayman Islands

The ???foreign investor??? is thought of with negative connotations in many places of the world, but is welcomed here in Cayman. The development and prosperity of these islands has gone hand-in-hand with foreign investment and foreign tourism, a fact that is not lost on the population. Profitable commerce is the objective for everyone, and Caymanians realize foreigners must make profits on investments in line with their risks in order to justify the venture.

8)  Competent and Ethical Professional Services in the Cayman Islands

Cayman abounds with professionals from all over the globe. The attorneys, accountants, architects, surveyors, builders and realtors you deal with here rival those you can find anywhere. Realtors, although not licenced by the government, are sanctioned and trained through their own association, the Cayman Islands Real Estate Brokers Association (C.l.R.E.B.A.) which requires a high level of competency and ethics.

9) Clean and Safe Environment in the Cayman Islands

With no heavy industry and fresh air brought by steady trade wind breezes, Cayman boasts some of the cleanest air you will ever breathe. Strict regulations on sewage disposal help keep the ocean water crystal clear and unpolluted. Cayman has no problems with venomous or dangerous creatures, and in fact is one of the few places in the world that is rabies-free. Now that the mosquito problem is held largely in check, the tropical diseases that plague other Caribbean/Latin American destinations are virtually non-existent. The injections and pills for these diseases are not required by visitors to the Cayman Islands.

10) Modern Building Materials & Methods in the Cayman Islands

With the United States very close by, Cayman has access to the most modern building materials. Much of the building that occurs in Cayman is of a very high quality. Cayman has based its building code on the Southern Building Code, and as a result of that and the long tradition of building with reinforced concrete blocks, it has some of the strongest dwellings in the region.
