Fixed Rate Guaranteed Rental Option With 9 months use
Corallo residence and spa is in a beautiful elevated position, and with its excellent facilities including its private spa, it has many unique selling points, ensuring excellent rental yields throughout the year. Our rental option is for a period of 2 years, giving a return of 4% per annum, with a staggering 9 months personal use in the months of October to June. It will ensure excellent guaranteed rental returns, along with suitable personal use or increased rental income which can be managed though us if required.
What is included?
All management costs; The money is inclusive of all of our fees, cleaning, advertising, maintenance, booking fees and taxes.
What is excluded?
Initial utility connection fees, general running utility bills whilst it is being rented, and any local taxes.
How are the guaranteed rental options payable?
As the figure is guaranteed and the rate is predetermined prior to the property being built, we are able to spread the payment throughout the year. All rental guarantee
options will be legally stated into the prelimary contract. As these rental guarantees are options, a specificrental agreement will be entered into 6 months prior to the
property completing. Upon completion of the property, payments will commence on your final payment and signing of the notary documents. Payments will start within 30 days of your completion date and will be paid monthly for the term of the term of the rental guarantee, subject to the terms and conditions being complied to.
Do I need a furniture pack?
Yes, you do need to purchase one of our furniture packs, with the estimated cost for a studio being Euro3,500.00, a one bed apartment being Euro5,000.00 and a two bed apartment being Euro7,000.00. The main reason we specify our furniture pack must be used, is that all of furniture packs are suitable for short term letting, and allows us to standardise and provide excellent quality furniture and house wares at excellent prices due to the economies of scale.
What is included in the free furniture pack?
A furniture pack will include everything you expect when renting a property, including beds, sofas, utensils, linen, towels, televisions, dvd player and a range of cooking and outdoor equipment. All will be in a contemporary hotel style, which are suitable for the international rental market.
As your property becomes nearer to completion, we shall inform you of the detailed choices that have been made, but a general specificationwill be made available at the prelimery contract stage.
Can I Transfer or cancel my guaranteed rental Option if I sell my property?
Yes, your rental agreement is assignable, and can be cancelled at ant time with 180 days notice, see our rental guide for further information.
