Ground and first floors form a total of 785 m2 (excluding the court, open gallery and the mezzanine, which measures 50.20 m2). Basement Estimating from the floor plans it seems approximately 120 m2. 2 gardens (front and back) for a total of 1800 m2. Please Note: the actual habitable surface is greater than these measurements. Attic space is available to be converted. The open gallery which faces out onto the court could be closed off with glass and become an extra living space. It is possible to either buy the whole property or only the front portion. The two options are as follows: 1) Sale of the entire property as a whole. Asking price: Euro 5,000,000 (slightly negotiable) 2) Sale of the front portion only (As described below) Asking price: Euro 2,500,000 (slightly negotiable) The owner has already had prepared a divided floor-plan (in two parts) by professionals (the property is not listed thus its internal restructuring is not subject to any restrictions). Important the division of the property would be carried out vertically creating two separate ground-floors to roof apartments with independent entrances. The two properties would not share any communal area whatsoever. The first portion created this way would be the entire portion facing the front garden (total surface 395 m2, slightly more than half of the total) including the front garden, a part of the cellars and the internal cloister. This portion is available for sale at the asking price of Euro2,500,000 The second portion of the property is the one facing the back garden, which is included alongside part of the cellars. This portion is not available for sale (a relative of the vendor has an option on it in case of fractioning). The above prices are for the property in completely restructured conditions, but unfinished. The property will be handed over in perfect conditions as regards structure (roof, ceilings, foundations, external and internal walls) and facilities (electricity, water, gas and air conditioning). The buyer will only have to complete the finish of the property (namely decoration and bathrooms) The owner has already carried out all restoration work aside from the connection of some facilities as the buyers requirements are needed to complete this stage. The property is fully customizable by the buyer, who can choose the use of each room based on his or her requirements. The owner will see that a rapid completion of the facility connections is carried out once the buyer specifies his or her needs for each room. Space description Front Garden Includes a car path, with a portion for parking, but does have large green spaces and trees. Entrance (accessed via the front garden) The main entrance doorway opens onto the splendid internal cloister where it possible to carry on straight or turn left. To the left is the open gallery with vaulted ceiling, from which the villa is accessed either into the day area on the ground floor, or by taking a small stone staircase, decorated with a small statue of a lion, which leads into the night area on the first floor. Straight ahead from the cloister is a hallway which leads onto the back garden. The hallway is next to the dining area and on the other side the kitchen. Ground Floor 1. The open gallery leads into a large room of 50,50 m2 with vaulted ceiling and two windows facing the front garden. This could be converted to either a double entrance or living room. In the corner of the room is the staircase which brings to the first floor. 2. To the left of the abovementioned room there are two areas connected to each-other: the first room measures 38,80 m2 and faces the front garden, the second measures 37,90 m2 and instead faces the back garden. These could be two separate living rooms or one single space of 78 m2. 3. Facing the first mentioned room is a dining room, measuring 40.60 m2, and with pleasant views of the back garden and the hills. The left side of the villa offers a further 3 rooms: A bar area of 11,90 m2 accessible via the two connected rooms mentioned above. A small bathroom is adjacent to the bar but the wall can be removed to create a spectacular windowed bathroom measuring 14.60 m2. A long room which goes from the front to the back of the villa with entrances on both gardens, previously used as a tool depository and wine storage, was left separate from the rest of the villa, and at present can only be accessed via the garden entrances. A connecting door can be created and convert it into another room in the villa, or it could be left separate and converted into an independent apartment for guests or domestics. The right side of the villa includes the large kitchen (36 m2) and other two rooms (in addition to a mezzanine of over 30 m2 used as a bedroom). These three spaces could be converted into a further apartment. The stairway which leads to the first floor also leads onto a terrace. First Floor The stairway leads into a large living room (72.30 m2), abundantly lit by 4 windows and includes a fireplace. Right of the living room are located a further 3 rooms, of 26.80 , 26.50 and 24.00 m2 respectively. The 24 m2 room has a loft space (which can be used as a studio) and measures 4.60 m2. In the area where the 3 rooms are located are also 4 bathrooms measuring (4,30, 3,10, 5,74 and 6,90 m2). Two bathrooms could be converted into one larger one. The loft areas are very large and have natural light, which would allow 2 other rooms one measuring 26.50 and the other 20 m2. Back Garden Beautiful and completely immersed in green - boasting statuettes, decorated fountain, stone pathways and panoramic views of the Certosa and of the hills. Authorization for the construction of a swimming pool has already been granted, should one be desired. Below Ground floor The rooms are dry and sanitised (the former ownership converted it into a private disco). Could be used as a fitness area. Proposal for division of the Property If the property is to be divided, the portion on sale would be the one facing the front garden.
