Property situated in the village of Ovcha Mogila, Svishtov Municipality, Veliko Tarnovo District. The village is located in Central- North Bulgaria, between the folds of the Danube Plain and has very communicative position- close to the International Road I3 connecting Romania and Greece through Bulgaria. The River Danube which is the Bulgarian-Romanian border is only 30 kilometers away and major cities such as Pleven, Veliko Tarnovo and Ruse are also not far away from Ovcha Mogila.

The population of Ovcha Mogila is about 2000 people, most of them Orthodox Christians. Nearby the village's center is the church, which was built at the beginning of the 20th century and is a real cultural monument.
The village's national pride is the mineral spring, which is known to have healed many people of their locomotor’s system's problems. Based on this spring in the village was built a Sanatorium famous in the whole country.
The village offers all the basic utilities like Post-office, several pubs, cafes, shops, etc. There is also regular bus transport to the surrounding towns. A train station is available in the neighboring village of Morava.
