Building regulations according to the Urban Development Plan:
GENERAL PROVISIONS- protection and regulation of property assets as a whole, especially protected park-forests, parks, landscape and protective green areas; preserving building heritage; building mostly residential objects of smaller dimensions and accessory community and social facilities; in the area of preserved parts of nature and cultural assets specific stipulations under Subsection 9 are implemented (SSAct. s9. Measures of preserving and protecting landscape, natural resources and immovable cultural assets); site zoning according to the Urban Development Plan Centar- Šestine. DETAILED REGULATIONS a) in the residential and mixed zone: building detached and semidetached objects, and built only as the completion of the existing typology of building; minimum total plot area is 600 sqm; maximum plot coverage is 30 %; maximum GBP is 400 sqm for detached objects and 300 sqm for semi detached objects; maximum plot density is 0,6; minimum natural terrain is 40% of the building plot surface; maximum building height includes 3 storeys, and the third storey is constructed as an attic; minimum 2 parking places per each apartment and obligatory parking on the building plot (50 % in the main object or detached garage), other purpose according to the normative provisions.
