Background on the development

 

These villas are being sold and constructed by a long-established Thai/British building company. The prices are reasonable because the developer intends to take reservations for the five villas pre-construction, but for those who would like to view; a prospective buyer could see the lots and a recently completed villa of exactly the same design only 1 mile away (as pictured below).

 

The land is currently fully owned by the builders and new owners would receive separate chanote title on each lot.

 

Whilst at this stage there is no firm plan to have a builder organised rental company in place, it is possible for owners to rent their villa out themselves… either by direct markets/friends and family etc or by using a local rental agent.

 

The timescale of build will depend on the sales timeline but the payment plan may be drawn out to up to 21 months from the point of reservation contract.

 

At the present time mortgages are not easily available in Thailand, but this may change during the purchase and buyers could possibly have this option come completion or after.

 

The property market in Thailand

 

In general the property market has seen two stead years up to 2008, after a period of growth in the 3 years previous. The market is once again experiencing a busy period now with capital growth expected to be good over the coming 4 years. This is due to continued demand from expat buyers and investment or holiday home buyers that see Thailand as a good rental location as well as personal use 2nd home.

 

If mortgages (as is rumoured) become easier to obtain and quality properties continue to be in short supply, then healthy market value increases are very much expected.

 

In the area of Dolphin Bay, and Hua Hin in general, villas of this size, location and specification sell for £150,000 to £200,000 on average at present, so these five select villas offer excellent value for money and on the best payment terms available. There is not a catch; The reason these villas are such good value is because they are being sold with an off-plan discount and are being bought directly with the developer, hence no extortionate sales agents commissions etc have been added on.
