The villa is ready to move in at any time with hot water boiler, washing machine, central heating in all rooms (including bathrooms). The villa is the result of a beautiful stone house renovation adding a completely inexistent first floor, therefore the ground floor walls are all stone made and have stone exposed on the outside. The new construction parts are very solid, built in reinforced concrete with proper insulation on walls, floors and ceilings. Double glazing, mains water, electrics, sewage, cable, all connected. The cottage:
The stone cottage, previously a storage house for one of the threshing circles, has been restored to a high standard, but keeping it’s rustic feeling with stone exposed walls, beautiful floor tiles, ceilings in wood with beams exposed (well insulated and with water proof membranes). Ancient tiles have been used to cover the roof of this idyllic cottage. It has been used as a summer lounge / games room but it can also be converted to further accommodation or into a workshop/studio. There is electricity and water at the cottage.

The garden:
The garden is very large, yet very private with lots of established flowers, plants and trees (mainly olive). The garden is all walled around with beautiful dry stone walls. The garden comes with its own source of water: a borehole. The borehole has proved to have endless water both in winter and summer season. Regular tests showed that the water is drinkable. There are lots of taps scattered trough the garden that can be used for irrigation, and the borehole water can also serve the villa just by turning a simple valve (useful when the mains water fail for any reason). There is a small machinery house for the bore hole and a water tank. In the garden there is also a feature stone fountain with its own craved sculpture face. There is lots of stone made benches scattered trough the garden and there are also lots of garden equipment (chairs, tables, sun shades, etc…), not forgetting the two threshing circles and the feature windmill.
There is also a small garden near the villa, surrounding the BBQ area and a grass area around the swimming pool.

Swimming pool:
The swimming pool is a must, especially in those hot summer days. It’s of superior construction with 10 years warranty in most of the machinery (pump, etc…) and liner. Built by a local company (subsidiary of a German multinational), the pool has been so far problem free. All the equipments are available (Hoover, net, pump house, etc…). The swimming pool is 8mx4m.
The swimming pool comes with its own piece of grass around and lots of sun loungers for the lazy days.

The Area:
The villa is located in the touristy village of Outeiro, which main attraction, beside the fantastic views, is the renovated windmills. There are lots of shops, bars, restaurants in the nearby and major towns like Ansião or Penela are only 10 minutes away. The cities of Pombal and Coimbra (Portuguese 3rd city) are only 30 minutes. 90 minutes drive from Lisbon or Porto.
