Features
The property is located in the historical centre of Abbadia San Salvatore. It is an important historical property on three floors which measures approximately 290 sq mts.
The house dates from the Medieval period and has been used in the past as an important building for the local council. It has been well conservated and is in a perfect state of repair.
The structure of the building (floors, ceilings, roof etc) are in excellent condition. Internally however there has been little restoration work undertaken, the last refurbishment took place in the 1960’s.
On the ground floor there is a shop with a back workshop together with the entrance to the living accommodation which is entirely located on the first floor. The apartment consists of: a living room, a lounge, a kitchen, three bedrooms, a bathroom, a storage area and a terrace which measures approximately 30 sq mts, with views over the rooftops of the historical centre.
On the second floor there is a loftspace which measures approximately 110 sq mts, part of which is usable as living space (approximately 40 sq mts). The property is located within the flat part of the historical centre and parking is only 30 meters away.
Repair State
The building is structurally sound. Externally many of the original features have been conserved such as the facade of the building which is made of the volcanic rocks from Mount Amiata with wonderful large arches and an old entrance doorway to the Bottega with characteristic inlaid frames.
The roof was replaced in 1980 using cement. The ceilings are constructed traditionally and are plastered.
There are 4 flue chimneys. The flooring is made up of granite, marble and mother of pearl.
The windows are all wood
Amenities

The plumbing and the electricity systems both are in need of refurbishment to bring them in line with the current rules and regulations.
