House in Cetona, Italy
Features
Newly built at the beginning of the 1990’s, this property measures approximately 465 sq mts and is on three floors; from the urban point of view, the building was intended to be used as a storage facility, but it could be easily converted into a property for normal habitation, i.e.
as a family home. There are many different possibilites open for the use of these premises.
The premises are divided into two different independent units, each one on a different floor and each one has been sub-divided making a total of four different units, two on each floor, all of which could be used as commercial premises or as rental units. Internally each unit has still not been divided into individual rooms, which allows even more flexibility in the final use of each unit and which leaves the decision as to layout and individual requirements to the eventual owner.
Repair State
The property was built according to all the anti-seismic regulations and the building was constructed in reinforced concrete with Poroton blocks. Externally it is possible to clad the front of the building in stone or to render it.
The windows are all made of aluminium, and internally the units all need flooring and internal finishes.
Amenities
The property has water and electricity (but this needs to be checked if the property is to be used as a private home) but the heating system still needs to be installed.
There is a telephone line to the property which needs to be only activated.
Land Registry Details
The property is listed in the land registry in the Comune of Cetona.
From the urban point of view the property conforms to all of the planning permissions and regulations listed in the Comune, and the intended use is listed as being a storage area.
Ownership Details
The property is being sold by a private individual and is subject to a registration tax of 10% if the property is purchased as a second home or 3% if it is purchased as a first house/main residence.
Potential Land Use
The property could be easily converted into a family home or a holiday home. It is currently divided into a number of units which could be changed easily into properties which could either be used separately or lived in or rented separately.
Location
The street that joins the property to the centre of the village is short enough to make the brief journey by foot. It is only approximately 500 mtrs from the property to the main square of Cetona, which is a Medieval village with historical buildings dating from the sixteenth century, which is why it is often referred to as the ‘Most beautiful village in Italy’.
Cetona is part of the prestigious ‘City of oil’ and the ‘City of Wine’ associations (which includes Chianti from the Sienese Hills) and is also recognised and listed in the ‘Bandiere Arancioni del Touring’. It has excellent communication links thanks to the nearby A1 Motorway junctions at Chiusi-Chianciano Terme (only 9 kms away) and at Fabro.
Historical cities such as Florence, Siena, Arezzo, Montepulciano and Orvieto are only a short drive away, as are the fascinating Thermal Spa centres of San Casciano dei Bagni, Bagno Vignoni and San Filippo all of which add to the pleasures of living in this area permanently.
