The restoration has been carried out maintaining the existing structures and utilizing original materials with the intent of preserving the estate and giving result to the precious architectural elements which can be seen both externally and internally. To be particularly highlighted the restoration of the vault and the 18th century old ceilings and the discovery of even more ancient elements thus bonding the estate to the law no. 1089 which adds the property to the list of buildings with historical and architectural value. The building has been internally refined with high quality materials, solid wood doors and windows, complete and practical fixtures, electricity, water, telephone and heating system.  The Resort Wellness Centre is located in the second building, totally finished. The basement is used as wine cellar. Both internally and externally the building is provided with the features of the main building: bricks, wooden ceilings and coverings, roof-tiles and hip-tiles.  Outside the 2 buildings, the courtyard has been set up with alleys and wide areas paved, all bordered by curbs; a space by the building has been rearranged as a green area. A connection has been created to the old baptismal font which is shortly to be restored and turned into an external spa which will be functionally added to the Resor Wellness Centre. The access to the estate is through two bricks entrances with three wrought iron gates facing the main road from which the estate is protected with a fence provided with leyland hedge. The pertaining court surface is approx. 15.000 sq.m. which are to be arranged with external parking area, green spaces and service structures.  The property provides 15 ensuite bedrooms, totally furnished and accomodating 35 people in accordance with the local Tourist Board. The access to the bedrooms is both via an internal staircase and two external staircases which create, on the first floor, a tripartition of the whole accomodating unit.  The restaurant hall offers 70 places and the professional kitchen is new and wholly equipped. Within the building we find a wide room located beneath the ancient apse which could be used in different ways.  It includes hilly grounds and it is divided into olive groves, vineyards, orchards, sowable lands and woods.Notes:1.The vineyard covers a surface of approx. 33.000 sq.m. and it is thoroughly and formally acknowledged as DOC vineyard (red grapes species: 70% of sangiovese, 15% merlot, 15% ciliegiolo and white grapes species: Todis grechetto and trebbiano). In april 2005 around 23.000 sq.m. of vine has been replanted: its first harvest in october 2006 gave around 50 quintals of grapes. In march 2007 the remaining 10.000 sq.m. are to be replanted. When in full production the vineyard is supposed to produce 20-24.000 bottles of DOC wine (red and white) corresponding to 180-200.000 euro. 2. The olive groves, in a state of abandonment for years, was back to production in 2004 with approx. 900 lt. of extra virgin olive oil. The 370 olive trees are supposed to reach in the next years a production of around 1.200 lt. of bottled final product , with a commercial value of 18.000 euro. 3.The orchard produces peaches, plums, apricots, pears and apples.4.The woods produce firewood. 5.A structure with horse-boxes has been built on the property, with paddocks covering an area of around 40.000 sq.m. 6.The remaining part of the rural land is the park, of approx. 15.000 sq.m., all around the accomodating unit.
