Following that, the remaining half will be paid in two equal payments. Step 1 - Reservation Fee - Buyers in the United Kingdom and Europe who opt to purchase a condominium at Miramar or Ondas do Mar will obtain a reservation through TOPA. A reservation fee of €3,000 will be needed. Although this reservation fee is non-refundable, the €3,000 reservation fee will count towards the purchase price if a sales contract is signed within 30 days. Step 2 - Sales Contract & First Payment - Once the reservation has been made, the sale contract should be fully completed within 30 days so that the reservation fee can be applied to the purchase. John Howell & Co. of London will handle the closing procedure. At the time of the closing, fifty percent of the purchase price will be paid through John Howell & Co. Step 3 - Second Payment - A second payment, equivalent to 25 percent of the purchase price, will be paid at a predetermined time several months after the sales contract. Step 4 - Transfer of Title/Third & Final Payment - Once construction is complete in autumn 2005, the buyer will receive full title to the property upon making the final 25 percent purchase.
