Frenaros is a small village which lies between Deryneia, which overlooks Famagusta and is only 35 minutes along the highway from Larnaca. It offers a taste of traditional Cypriot living in a peaceful, green location as Frenaros is surrounded by open countryside and has some lovely views.

CONSTRUCTION SPECIFICATIONS
AYIA IRENE
1) FOUNDATION – STRUCTURE
Shall be of reinforced concrete, in accordance with the latest anti-seismic regulations. High tensile strength steel of European Standards shall be used.
2) WALL CONSTRUCTION
All external walls shall be constructed with excellent quality 250 mm clay bricks.
Internal walls will be constructed with 100 mm clay bricks.
Internal walls will be covered with three layers of cement mortar and external walls with two layers of cement mortar and prepared so that they can be painted with external quality paint.
3) WALL AND CEILING FINISH
The following types of finish shall be applied:
? Internal surfaces: three coats of Emulsion paint.
? External surfaces: three coats of Sandtex paint for external use.
? Internal ceilings: two coats of spatula and three layers of Emulsion paint.
? Bathrooms/W.C: ceramic tiles shall be laid up to door level, to a value of £7.00/m2. All other surfaces shall be covered with spatula and Emulsion paint.
? Kitchen: wall surface between cabinets and wall drubs will be covered with colorful ceramic tiles to a value of £8.00/m2.
? Granite Worktop 56.00 CYP/m2
4) FLOOR FINISH
The following types of finish shall be applied:
? Bathrooms/W.C: all floors will have ceramic tiles to a value of £8.00/m2.
? Bedrooms: ceramic tiles to a value of £7.00/m2.
? All other internal floors: ceramic tiles to a value of £7.00/m2.
? Verandas: ceramic tiles to a value of £7.00/m2.
? Outside area: 1 m stamped concrete round the house and the swimming pool.
? Parking area: stamped concrete
5) BATHROOM FITTINGS
All fittings and necessary accessories shall be placed as show on the architectural drawings. All fittings shall be of white color completed with accessories of nickel. All fittings shall be of high quality and in accordance with European Standards.
6) CARPENTRY AND ALUMINUM
These shall be constructed as followed:
? Doors and windows: windows an external doors (except the main entrance door) will be of opening sash or sliding type, as shown on drawings, made of brown aluminum. All internal doors will be constructed with a frame made of wood and the door of laminated ‘beech’ or “cherry”. The main entrance door will be made of aluminum.
? Bedroom Closets: externally shall have a finish of laminated ‘beech’ or ‘Cherry’.
? Kitchen cabinets: frame will be made of ‘Swedish type’ wood, internal dividers of white melamine and external finishes of laminated ‘beech’ or ‘Cherry’.
7) ELECTRICAL INSTALLATIONS
All electrical circuits will be installed in accordance with the drawings EAC regulations, and include the following:
? Electric doorbell for each house.
? Provisions for installation of telephone in all bedrooms.
? Provisions for installation of TV antenna of ground floor and all bedrooms.
? Provisions for installation of smoke extractor in kitchen.
? Provisions for installation of washing machine.
? Lamps shall be placed in all point available.
8) SEWAGE AND PLUMBING INSTALLATIONS
All sewage and plumbing installations shall be installed in accordance with drawings. Special piping and parts for cold and hot water will be installed. For hot water ‘pipe in pipe’ system will be installed and also solar element. For the sewage system there shall be use of plastic pipes (UPVC).
9) AIR-CONDITIONING
Provisions for all necessary piping and wiring will be installed for ‘Split Unit’ type air-conditioning in all bedrooms, living room and kitchen.
10) SWIMMING POOL
The presence of the swimming pool and the surrounding landscaping that are shown on the architectural drawings are NOT included in price. These can be constructed after a written agreement with the customer.
11) EXTRAS
The stones and the pergola that are shown on the picture can be ordered from the client and cost extra 30 CYP/m2.
