It boasts a marina, luxury seafront promenade, golf course (with wide fairways of up to 100 metres and two courses of 18 holes), a riverside section, lakes, a sports centre including football pitch. tennis courts and two pools, a "green" park, and much more. There will be a commercial area, bars and restaurants, and room for a casino, as well as four hotels on-site, including a prestigious five-star hotel.
Accommodation will be spread between dense, "urban"-style housing, and completely different low-density properties in mixed residential zones. The seafront properties will be particularly luxurious, boasting huge floorplans of up to 350 sq metres and sumptuous finishes. In order to enjoy the best views of the sea, the golf course or of the lakes, many residencies will be grouped in a semi-circular way, with private pools at the centre of each nucleus. This type of design ensures better protection from the wind and allows more green spaces. In this design, sizes will vary from 50 to 100 sq metres. Remaining residential zones will feature individual houses in strategic locations. Properties will be in green areas, with communal pools. There will also be dedicated parking zones.
Sal (Portuguese for "salt", named after the mines at Pedra de Lume) is an island, 18 miles long by seven miles wide - one of the more northerly in the Cape Verde archipelago. Cotton Bay Marina Golf Resort is located on a massive 100 acres of land, in the coastal area of Algodoeiro, and due to its size covers a number of environments from planted inland parkland to the marina, port, riverside and aforementioned golf areas. There will be two primary access roads, one of which will go straight to the main road leading from Santa Maria to Espargos.
