The land opposite the property is also for sale. It extends to approx. 1200m² (to be confirmed) and has granted a Cu with plans to construct a new build property of 100m². On three sides it is bordered by a vineyard and vegetable gardens.

Both the properties are in good order, but there are still improvements that could be made to further enhance the properties and add value. Among the possibilities are; the large main bedroom in the cottage could be divided into two, making a third bedroom. The woodshed behind the gite, could be converted into a conservatory. French doors could be fitted in the kitchen, where the existing kitchen window is. These are just a few of the many options for improving the properties further.

The area:- The cottages are set in a small rural hamlet surrounded by fields and woods. The countryside is gentle, and ideal for walking and cycling. There is a magnificent chateau on the edge of the hamlet (2 mins walk). There are a couple of English families in the hamlet, but mostly French. Our immediate neighbours are wonderful and help us all they can and we know several other French families in the hamlet.

The hamlet is just a few minutes from the beautiful and historic village of Bazoges-en-Pareds. where there is a bakers, chemist, bar, church, a well-regarded auberge restaurant and schools and just south of the cottages in the small town of Mouilleron-en-Pareds. Nearest main towns are Chantonnay - 20 mins, La Chataignerie - 10 mins and Fontenay-le-Comte - 20 mins. All three are withing easy reach and have extensive shopping facilities, schools, colleges etc. We are 1 hours drive from La Rochelle and Nantes airports and 2 hours drive from Poitiers airport. It is approx. 7 hours drive from Calais with a couple of stops for coffee.

There are two beautiful leisure lakes nearby for fishing, windsurfing, sailing, etc. and we keep a large Canadian canoe at the cottages for canoeing on the lakes. There is a good English/French community, and a small private French/English language college in a nearby village offers the opportunity to improve your French and meet lots of people.

The properties are connected to water, electricity and telephone and satellite Tv. Septic tank.

We have many contacts in the area to help with notaire, bank arrangements etc. and our English caretakers would be happy to look after the properties for you if you were unable to be there.

Currently the properties are rented out very successfully for holiday lets. Please see the link to our own website.

We are happy to answer any questions or queries you may have.
