Each villa has its own private Jacuzzi and all Chateau models and some Avalon models have a private pool.

A; This enclosed and secured community will be monitored twenty-four hours by trained security personnel including reinforced security gates and Monitored Electronic Security Systems. Street Lights are also provided.

A: P & P Development Company Limited are part of Heavy Marine & Foundations, Bahamas, Ltd., the premier construction company on the island. The development team have extensive experience of developing in The Bahamas and nearby Caribbean islands. Heavy Marine & Foundations, Bahamas, Ltd., is a fully licensed and insured Bahamian firm capable of handling upland and offshore construction projects and infrastructure development. They represent over 100 years of experience in the construction industry. They are capable of creating buildings utilizing traditional construction methodologies as well as implementing the latest in construction.
Q; What is the method of construction?
A: Steel reinforced concrete foundation and reinforced masonry wall construction with steel reinforced tie beams with texture stucco finish, all pre-treated wood used inside and outside of all units. All doorscode approved Aluminum hurricane impact, Fiberglass Systems.
Q; Can I visit the site during construction?
A: Yes, site visits can be arranged so that you can be satisfied as to the construction of the building.
Q; Who will maintain the building and grounds?
A; The maintenance company, mentioned above will be responsible for ensuring the building and gardens are thoroughly maintained.
Q; Can I purchase the property with a mortgage?
A; Yes our Client Support Unit and Sotheby’s Associates in Nassau can assist with this. We have sourced an excellent mortgage broker in Nassau. They are able to obtain a decision in principle for you prior to you exchanging contracts. Typical loan to value is 70%.
Q; Can you recommend a lawyer on the island and what do they charge?
A; Yes again our Client Support Unit and Sotheby’s Associates in Nassau can assist with this. We typically recommend two or three lawyers for you to choose. Each one is briefed on the project and familiar with the deal. You should budget for 5% of the purchase price for stamp tax and 2.5% to 3% for all legal and notary costs.

US dollar mortgages are available in The Bahamas and are an option we recommend when purchasing in The Heights at Lake Cunningham.
* Banks are usually prepared to finance between 65% to 70% of the Sale price.
* Interest rates are typically 6% to 8% but are linked to United States Libor and Prime base rates, which as at early 2008, are on a downward cycle.
* Interest only mortgages are available but these arrangements are not as common as in the UK or Spain for example. Banks typically prefer principal and interest payments.
* Generally mortgage terms for non-residents are 10 to 20 years.
* The borrowers total monthly mortgage payment should not exceed 40% to 45% of their monthly income to qualify.
