The Location

The property is located in the countryside of Zani di Bore, province of Parma. The house is close to the main village of Bore which offers a selection of shops, swimming pool, chemist, doctor's studio, bars, restaurants etc. The main Motorways are only 30 minutes away by car. The main town of Parma is only 1 hour away and is a main town for shopping, sight seeing and nightlife.
The seaside in La Spezia is a 1.5 hours drive along with Pisa and other sightseeing towns in Tuscany and Emilia Romagna. Supermarkets are at 30 minutes distance away in a town called Fornovo Di Taro, where you can also access the motorways. The surroundings of the house allow you to take a stroll through the woodlands an pick mushrooms when permitted as well as various other fruits. The atmosphere is very relaxing and offers hours of walking in the nearby hills, free from car and noise pollution. Parma from Stansted is via Ryanair who offer daily low-cost flights. Milan and Bergamo Airport via Jet2 from Manchester or Leeds-Bradford Airport. The Property

The house is built on 2 floors, the ground floor consists of a living room which has 2 very large windows overlooking the surrounding panorama and a firewood stove, the kitchen is custom built in oak and consists of fridge, freezer and gas/electric all-in-one cooker. There is also a cloakroom which leads to a small bathroom, connections for a washing machine and storage space.
The floors are all in traditional ceramic tiles. The first floor consists of 2 bedrooms, 1 of which is the master bedroom and the second is a double bedroom. Next to the bedroom is a spacious bathroom with toilet, basin, bidet and an enclosed shower. The bathroom is fully tiled, including the floor. From both bedrooms a beautiful view of the valley and the large enclosed land of the property can be enjoyed. There is also a spacious balcony accessed via the living room while kitchen has fitted carpets and 2 large windows. From the windows you enjoy the view of the valley and the garden. The ceilings are all in wood with wooden beams supporting the structure. On the second floor hallway there is a built in wooden wardrobe and there are built in wooden storage spaces in each room above the doors. The exterior shutters are all metallic with locks including the front door.
All windows are double glazed and also shatterproof for extra security.
The house has a combi boiler with full gas central heating. At the back of the house there is a large car port for car parking and a storage space for wood etc. The land area is about 1000 sq meters with various fruit trees. There is fencing all round made of metal on pine posts. Access is through an iron double-gate for cars along with a pedestrian iron gate.
