You will not be asked to pay any commission on top of the price.
As a foreign buyer, if you are willing to purchase a property that comes with land, you will need to form a Bulgarian based company with you being the sole owner of it.
The Buying process:
As a foreign citizen, in order to purchase property/properties with land in Bulgaria, you will need to set up a Bulgarian Company with you being the sole owner of it. The company’s registration process costs 370 EUR and includes all legal, solicitors, Notary, Government, bank and other fees.
Once your company is ready, registered, you may proceed with the purchase of any property you wish. Please note that if you already have a company in Bulgaria, then you do not have to register a second one.
The other cost involved in the property’s purchase is the transfer expenses, which are based on the property’s price, written in the new title deeds. The transfer expenses fee is between 7 and 10 % of the property’s price written in the new title deeds, and includes all legal, solicitors, Notary fees, Municipality’s tax and registering the property with the tax, electrical and water-supply companies after the sale.
